Greenwich Home Inspections: 50 Years And Counting:

Home Inspections & Property Management - Building Inspection Report

Buying a selling a new home is going to be one of the major financial transactions in your life. Investing in a home inspection will save you money in the future.

On the seller side, you want the transfer of the property to go without a hitch. Having an expert opinion of the property’s condition is beneficial to you as you set a selling price and it also prepares you for negotiating concessions that lead to contract closing.

For the buyer, the knowledge is equally as valuable. You will have a report from which you can negotiate a lower price, or you can walk away if the repair costs are more than you are willing to absorb.

In addition, if this is an investment rather than a residential purchase, it is critical that you know the cost of repairing and maintaining the property in desirable condition.

This article will look at both the home inspection and property management services offered by our company. We have earned the trust of clients in the 50+ years of being in business. We want to continue to do so for the next 50 years.

Home Inspections & Property Management - Home Inspection Checklist

Greenwich Home Inspections: The Home Inspection Process

A home inspection is more than just a walk through of the property. We will conduct an inspection that looks at every major aspect of the home’s condition.

From the exterior, we will evaluate the condition of the roof, the walls, window and door frames, and foundation in addition to evaluating the property for drainage issues near the house.

As we move inside, the inspection will include looking at the interior walls, plumbing, electrical, heating and ventilating (HVAC), the attic and more.

Once the inspection is finished, a written report will be completed with our findings related to each item on the inspection checklist. From there the buyer and/or seller can make informed decisions.

As inspections are evaluative in nature, there is no pass of fail. Each person involved in the transaction must determine what is or is not acceptable to themselves.

Greenwich Home Inspections: Why you need A Property Manager

Most owners do not realize the amount of work and time involved in having a rental property. In fact, purchasing the rental property is the easiest part.

Do you have experience in researching market rates for similar units? Too high and you will have extended vacancies. Too low and revenues may be below your expected rate of return.

Do you understand where to and how to advertise? It is not just ad placement but also compliance with the legal disclosures and language that is required.

Do you have the time and technology to complete a thorough background and credit check? It is much more difficult to evict a poor renter than it is to have never rented to them to begin with.

How will you collect rent? And what is someone is not paying on time? Keep in mind that little goes as smoothly as planned.

Finally, how will you manage maintenance requests? Without assistance, you will be “on-call” 24 hours a day. Once the request comes in, you will need to determine if it is an emergency or something that can be deferred to regular business hours. Is this something that you will fix yourself or do you need to call someone to do the work?

Of course, you can do all of the above. While it “may” be less expensive monetarily, it is surely more demanding upon your time.

Our property management team does all of the above and more. We provide exceptional service while giving you, the property owner, more freedom.
